About the role
Preconstruction Manager – Commercial / Institutional
An exciting opportunity is available for an experienced Preconstruction Manager to lead the planning, development and commercial preparation of major commercial and institutional construction projects. This role will suit a technically minded professional with a strong understanding of construction methodologies, estimating and stakeholder management.
Working closely with clients, consultants, design teams and construction colleagues, you will take projects from early feasibility through to contract award. You will be responsible for developing accurate, competitive and deliverable proposals while ensuring that programme, quality, risk and cost objectives are clearly understood and managed.
Key responsibilities
- Lead the preconstruction process from initial enquiry and feasibility through to tender submission and handover.
- Review drawings, specifications, employer’s requirements and other project documentation to identify opportunities, risks and inconsistencies.
- Coordinate estimating, procurement, design, planning and construction input to produce robust project proposals.
- Develop construction methodologies, programmes, logistics plans, preliminaries and value engineering recommendations.
- Manage tender queries, clarifications, subcontractor engagement and the preparation of commercial submissions.
- Build strong relationships with clients, consultants, supply chain partners and internal stakeholders.
- Present proposals and recommendations clearly to senior management and project stakeholders.
- Support the successful transition of awarded projects to the delivery team.
About you
You will have proven experience in a preconstruction, estimating, bid management or project management role within the commercial, education, healthcare, public-sector or wider institutional construction markets. A sound knowledge of construction techniques, contracts, procurement routes and cost management is essential.
You should be commercially aware, highly organised and confident working to demanding deadlines. Excellent communication and negotiation skills are required, together with the ability to interpret technical information, challenge assumptions and develop practical solutions. Experience using estimating, planning and document management software would be advantageous.
A relevant construction, engineering, surveying or project management qualification is desirable, although substantial industry experience will also be considered. This is an opportunity to play a key role in shaping complex projects from the earliest stages and contributing to their successful delivery.
